The U boží vody residential project consists of 9 passive modular houses fitted with an intelligent home system that offer everything you want your home to have: premium materials, a high quality of craftsmanship, and cutting-edge technologies, all following the most demanding 21st century environmental standards from the heat pumps to the solar panels.
SUSTAINABILITY REWARD Our houses meet the strictest criteria of Passiv haus design established by the renowned German Passivhaus institut. As a result, our project received the highest PENB energy performance rating, Class A (extremely energy efficient) and pasiv + from the Czech programNová Zelená úsporám.
This will provide you with a subsidy of CZK 535,000 upon completion of the house directly from the State Environmental Fund. You may use the funds to furnish your new home.
When you just want to live better
The term “passive house” applies to an internationally recognized standard of houses with very low energy consumption and a high level of comfort that is achieved through a fully air-tight building, superb insulation properties, photovoltaic panels, controlled ventilation with heat recovery, and triple-glazed windows.

Standards
Our precise structured insulated panel system (SIP) ensures a completely airtight construction with excellent thermal heat parameters. This effective and lightweight construction system means that the houses can be constructed rapidly, yet with superb core structural integrity.
Sticking to our sustainability standards, when it came to windows we selected the Czech manufacturer Slavona. Certified by the Passive House Institute, the company also meets our high demands for design and cutting-edge technology. Our homes are also equipped with exterior electric sunblinds from the Czech company NEVA.
For the roof covering, we opted for the Scandinavian design, quality, and durability that only the Finnish company Ruukki supplies. The roof structure makes it easy to install and operate solar panels without interfering with your home’s esthetic style.
Our triple-layer, hardwood floors are supplied by the Czech company Pechar. They are made from European wood and will last a lifetime.
We worked closely with the JELÍNEK Interiér family-owned company to create a designer staircase, made of high-quality steel, wood, and glass that blends seamlessly with your home’s interior design, made especially for the U Boží vody houses.
While the interior design of your house is up to you, their exteriors will have a unified style. Each house will have the same fence, gate, entrance gate, and driveway.

Technology
Compared to a conventional house, a passive one offers up to 90% energy savings as well as increased comforts with a year-round pleasant indoor temperature, constant supply of fresh air, and a healthy, anti-allergenic environment.
KEEPING YOU WARM Thanks to excellent insulation and advanced ventilation systems, indoor temperatures will be consistent and pleasant all year round, with no excessive heating or cold spots.
FRESH AIR The constant regulation of humidity prevents the growth of mold that can trigger allergies and respiratory problems. Your home receives a continuous supply of fresh air, which has a positive effect on your physical wellbeing, cognitive functions, and sense of contentment.
CLEAN ENERGY We use clean, renewable energy from solar panels. This minimizes our dependence on fossil fuels and contributes to the overall reduction of greenhouse gasses. We thereby pay our debt to the planet without having to compromise on your comfort.
Technologies list
We believe in real, modern home automation that regulates lighting, ventilation, cooling, energy management, and security. A true intelligent home in which everyone works in synergy to ensure comfort and energy savings.
All of the houses will come equipped with top-of-the-line PV solar panels with 7.2 Wp of power, which aim for close to zero net energy consumption. The smart home system sends energy where you need it, so you choose whether to use it for heating, charging your car, etc.
Because our homes are completely air tight, the Jablotron Futura ventilation system will ensure the constant flow and exchange of stale air with fresh outside air while filtering out dust, pollen, and allergens. The ventilation system automatically reacts to carbon dioxide sensors that monitor the ratio of exhaled air in each room.
The CoolBreeze cooling and heating module, which combines a heat pump with a heat exchanger located in the HVAC system, ensures an ideal home temperature. The module heats or cools fresh air, so it can replace the air-conditioning in the summer and heating in the winter. The most modern electric underfloor heating solutions by Fenix will also comfortably heat your home.
In modern passive houses, supplying hot water accounts for a considerably greater part of energy consumption than heating. For your comfort and savings, we’ve selected the Jablotron Ambiente W hot water boiler with an integrated heat pump, with a cost reduction of up to 60%.
All of our garages are prepared for electric car charging ports connected to each home’s electric supply generated by the PV system.

We believe that water recycling can reduce the negative impacts of wastewater on the environment. This is the only way to achieve energy savings and make a contribution to sustainability and protecting the planet.

The U Boží vody houses allow you to live right by a nature park, yet with all the benefits of being close to town.
EXCELLENT TRANSPORT ACCESSIBILITY Jemníky is about 3 km south of the center of Mladá Boleslav, which is about 35 min drive from Prague. The commute to the capital will soon be even shorter once Jemníky’s exit to the D10 highway is built. Everything you need is within easy reach - right in front of the U Boží vody houses is a bus stop with links that will get you to Mladá Boleslav in a few minutes and one line that goes to Prague.
RELAX AMONGST THE GREENERY OUTSIDE YOUR WINDOWS In addition to the forest that begins just beyond your front door, the Chlum nature park with its many archeological monuments and attractive spots is a popular place for walks. In the nearby Štěpánka forest park, you will find tennis courts, a children’s nature trail, and a municipal pool with water activities and spa services. If bike riding is your favorite sport, you’ll soon discover that Mladá Boleslav’s flat terrain is a cyclist’s paradise.
EVERYTHING AT YOUR FINGERTIPS You can take care of all of your shopping needs at the Olympia mall, just a 5 min car ride from your home. Mladá Boleslav has several kindergartens and elementary schools, a theater, a cinema, and many museums dedicated to the town’s rich industrial history.
ABOUT BOŽÍ VODA Right by the project, at the foot of the Chlum nature park, is the ancient Boží voda pilgrimage site. It’s said to be the source of a healing spring that has been cited in records from the end of the 15th century. Historical references to its miraculous powers date back to 1741, when the Prussians marched to Mladá Boleslav during their war against the Austrian Empire. Most of the local population had abandoned the town and hidden in the forests ahead of the marauding army. According to legend, the town’s leaders went out to meet the advancing troops and begged them to behave themselves, and the Prussian Army, surprisingly, did. When people returned to their homes, rumors began to spread that the spring in the forest above Jemníky had helped them survive their ordeal.
